If a landlord ever needs to demonstrate they did everything right, the evidence is already there, time-stamped and ready. And because England, Scotland, Wales, and Northern Ireland each have their own compliance regimes, setting a property’s nation means Tenancy Vault automatically applies the correct legal obligations — no cross-referencing, no guesswork. HMO licence obligations sit alongside standard requirements, so portfolios with mixed property types stay covered in one place.

When it’s time to hand everything to a tenant, an agent, or a mortgage lender, Tenancy Vault generates a complete compliance pack for any property in seconds — gas safety, EICR, EPC, smoke alarms and more, bundled and ready to share. It also produces pre-filled PDFs on demand: compliance checklists, move-in checklists, document service logs, deposit information forms, and gas or EICR service letters, all populated straight from the landlord’s data. The built-in tenant portal takes this further, letting landlords share compliance documents and receive timestamped acknowledgements — court-ready proof of service without chasing paperwork. E-signatures are built in too, so tenancy agreements and other documents can be sent for electronic signing, with tenants signing by finger or mouse and every signature backed by a tamper-evident certificate. No third-party signing subscription required.

Under the hood, Tenancy Vault is engineered for reliability across every device. A responsive Angular front end gives landlords a fast, clean experience on desktop and mobile, while a Node and Express API backed by PostgreSQL keeps data consistent and secure. Background workers handle reminders and exports without slowing the app down, and the marketing site is built on Astro for speed and search visibility. Every layer is designed to be dependable — because a compliance tool that goes down at the wrong moment isn’t a compliance tool at all.
